Water runs downhill. Oh boy talk about trouble. I got waken up at 8:30 with a call from a tenant that water was leaking from a corridor ceiling. My good tenant put a bucket under the leak, thank goodness for her. Upon arrival I found a pinhole leak spraying water out of the copper return pipe of the domestic hot water circulating system. That damn hard hot water just eats away at metal plumbing parts. Of course having the water continuously circulating in the pipe does not help the situation. I went to Home depot picked up some PEX 1/2 inch plastic pipe. Damn Home Depot, what a crappy store, they didn't have any fittings to connect the PEX to the coper pipe. Those guys that work there don't care if stock runs low. Yesterday I needed a 2x4 10 feet long and they didn't have any. Imagine that, a lumber store with no lumber. The big box stores put all the small stores out of business and then don't hardly keep anything in stock. Home Depot you suck!

Gotta Go to Court Again
If you can't pay the rent MOVE OUT!!! Above all your landlord is not the banker or loans officer. If you try to borrow money from me you will be evicted. Darn near every month I get late payers and non payers. Once again I'm preparing for a couple of court cases on Thursday. As well I have to meet with the board of health to do a final walk thru on an 8 suiter I bought from a previous owner that let it slide badly. I had to pour about $50 grand into it to bring it up to my standards.
I went to a financing seminar this evening and heard about a company that lends $100K to $1.2 mil on deals from 7% to 11% up to 80%. A little too expensive for my blood.
Anyway life isn't too bad, but I sure have to be proactive to stay one step ahead of shady tenants! I used to give 14 days leeway before court but now I apply to court for eviction if rent has not been received by the 2nd of the month. I am not the payday loan company! A Landlords Life
This is the life of Riley...not...well sometimes. (Riley is a lazy SOB) Ha Ha well at least I'm my own boss so I can't complain about my boss. I end up being a boss when I hire workers to do renovation and repair projects for me. Otherwise I can only complain to myself when I do any shoddy workmanship. Hey I invite you to comment on this blog. Otherwise I will think I'm just ranting to myself! I can read thousands of blogs about tenants complaining about their landlords but there are very few landlords blogging about our side of the fence. I guess thats because there are thousands more tenants than landlords.
